Are the houses pet friendly?
Some are, some are not. It is listed on the page for each house if they are allowed. All pets must be approved by the landlord in writing prior to being allowed in the house.
Is there a fee for pets?
The only thing required for ALL houses with pets, is that the renter provides a renters insurance policy that includes pet liability coverage for property damage or injuries to a person by the pet. Renters insurance is recommended even without pets to cover all of your personal property.
Any other pet fees, increases in rent, or pet deposits will be listed on the page for each home.
What is renters insurance? And do I need it?
Renters insurance is a policy that the renter takes out to cover all of their own personal property. This can include your laptops, televisions, furniture, jewelry etc. Most HOME owners policies will not cover the RENTERS personal property (in case of theft, fire, power surges, etc) so It is always recommended to get yourself a renters policy.
Renters insurance policies can be as cheap as $100 a year, and if bundled with your car insurance can often save you $100, making it free or very cheap for most renters.
Who do I pay rent to, and how?
All of our leases are sent to you and signed digitally through a website called Innago. This site is also an online portal where you can set up recurring monthly payments from you checking or savings for free.
If you do not want to set up auto payments, you can pay by check, use bank to bank transfers, or send it via an online payment service such as venmo.
Can you work with me on the first rent payment? I will be using ACOM financial aid.
If you are an ACOM student who has been approved for financial aid to cover housing costs, we may work with you and not charge late fees for your first months rent to allow you to wait for your first financial aid check to come in, which is usually 1-2 weeks after school starts.
This offer is subject to qualification and approval, it is not guaranteed to everyone, and you must get approval from the landlord in writing prior to signing your lease. You will still be required to pay your security deposit prior to moving in, that will not be waived.
How long is the lease for? Will the rent go up if I renew?
We offer 1 or 2 year leases to the incoming medical students, which can be renewed an extra 2 years if you get your clinical rotations for 3rd and 4th year in town. We offer 1, 2, or 3 year leases for the resident doctors.
Leases can be renewed for another year at the same monthly price as long as we are notified in writing prior to Jan 31st of the final lease year that you wish to remain (or whichever day is instead specified in your lease). If your lease has a different deadline than Jan 31st then the deadline written in your lease is what is legally binding.
If we are not notified by the deadline we reserve the right to not renew your lease, or to increase the rent if it is renewed. This deadline allows us to list the rentals for the new incoming students when they start looking for housing in February.
